Likes:
Room was spacious with good ensuite facilities and very clean. Plenty of coffee/tea makings provided. The breakfasts were good and a very reasonable choice of menu. Staff were friendly and helpful.
Dislikes:
Our room was to the front of the property first floor and there was quite a lot of road noise but that is the only down side overall.

Graham was a fantastic host and his breakfasts were lovely, just too much for me to eat!!! only a short walk into the centre or a quick bus ride in. I was a bit worried about being on the ground floor and how much noise wewould get from the road but it wasnt that bad

The landlord is a very nice uncomplicated guy, always up for a chat, also has good tips what to see in Edinburgh, the breakfast was excellent, the room was prepared very nice although we arrived late.
Dislikes:

Dirty dickies pub on Rose street well worth a visit, good food and lovely pub atmosphere. small but friendly. The piano bar is good for a late drink and music. Read less

Friendly and welcoming staff. Knowledgeable and helpful. Guest house is warm and comfortable but the shared bathroom a bit of an issue due to the amount of bedrooms and other guests needing a shower.
Dislikes:
The shower ran out of hot water very quickly due to the amount of guests.
