Welcome to the Park view House Hotel, Built in 1860, this detached Victorian town house was once an elegant family home and is situated near the heart of Scotland's ancient Capital. The hotel is approximately one and a half miles from Waverley Station and Princes Street on an excellent bus route.We also can hire a car for you at a discount rate and also book all tours.

Myself and my fiance booked this hotel for two nights, when we arrived the service was excellent and this carried on throughout the stay. When we asked for a iron the man gladly gave us one to take to our room, breakfast was really good service and staff were really friendly. I would recommend staying in this hotel to friends. This hotel is in a lovely area, only disappointing things was that it was a bit away from the main centre. We jumped a taxi which only cost five pounds, not bad at all.

Easy to find from the main roads into Edinburgh. Nice breakfast although continental only (usually full english in other B&B's). Staff were very friendly and accomodating. Only negative - room very cold even with radiators on although it was an exceptionally cold evening. We would definately stay again. Read less

EVVERYTHING, we travelled around Scotland and had a terrific experience until we arrived here. Not only was it our most expensive hotel it was the worse!

The hotel over looks the historic Leith Links where the rules of golf were drawn up and where Mary Queen of Scots learnt the game. There are many excellent restaurants bars and wine bars and of course the former Royal Yacht Britannia in the exciting new developments of the old port of Leith nearby. The Park View boasts sixteen spacious bedrooms naturally all are en-suite and several offer views over the Leith Links park. The rooms are comfortably furnished to a high standard with TV, Telephone and Hospitality Tray, the hotel is centrally heated throughout and you will enjoy our fresh healthy breakfast to kick start your day.

Your room key will also unlock the front door giving you unrestricted access, whatever time you return to the hotel. Ample free parking is available in our private car park to the rear of the hotel. Continental breakfast served daily in our sunny Dining room facing Leith Links. Selection of cereals, fruit juices, fresh fruit and yoghurts are also available.

The Park View affords an excellent base for those enjoying a leisurely city break. Located on a main bus route, we benefit from easy access to all of Edinburgh's famous attractions. Visit the Palace of Holyrood and walk the Royal Mile to the Castle maybe popping into the many interesting museums and places of interest on the way and enjoy a dram or two in the atmospheric pubs of the Old Town. Perhaps you will enjoy a spot of shopping on Prince's Street arguably Britain's most famous shopping venue outside London and if you enjoy the theatre visit the Edinburgh Playhouse where many excellent productions take place.
