Decor a bit tired and shower room small with a door which didn't close properly. Nice clean bed linen and towels. Breakfast strange! Only 1 hour for breakfast and only hot food offered was a fried egg or scrambled egg on a side plate, but there was ample cereal, fruit juice, salami, cheese, etc. Long life bakery products and yogs. Everything, the staff were very welcoming and helpful and the price was very reasonable.
Dislikes:
only the stairs, but not a big thing! Our door for the ensuite bathroom didnt shut properly (room 15)

We are only a short walk to Princes street (3 min.), Edinburgh's Playhouse (2 min.), Edinburgh Castle (15 min.) Waverley rail (8 min.) and St Andrews Square bus station (5 min.), Botanical gardens and most of the other major city centre attractions. Also nearby is the vibrant Broughton Street with its many fine restaurants, cafes, bars, & clubs.
All hotel rooms have television with tea and coffee making facilities
Free wireless internet access is available in all of the rooms and the Night Porter allows 24 hour access in and out of the hotel.
Luggage facilities are also available free of charge.
A baby cot can be provided upon request - free of charge.
We can accommodate groups of up to 45 people at £35 - £45 per person per night.
